Acceptance dialogue for logistics or industrial properties: The key to successful implementation
The establishment of logistics parks is often not met with great enthusiasm by local residents. However, with early communication that involves all key stakeholders, the project can still be successfully implemented.
Mecklenburg-Western Pomerania, Lower Saxony, Bavaria, Hesse, Baden-Württemberg: Practically everywhere in Germany, there are currently examples of logistics projects in danger of failing due to protests, lawsuits and referendums. The paradox is that citizens enjoy the convenience of ordering goods online and having them delivered quickly, yet they also expect a wide selection in retail stores. However, nobody wants the large logistics warehouses required for this on their doorstep.
Proactive communication as a prerequisite
With careful planning and proactive communication, the establishment of an industrial park can still be successful. The key to gaining local acceptance is to ensure that the project aligns with the wishes of citizens and local politicians.
What added value is created and who will benefit from it?
First, we need a strong narrative. This should answer the question of what value the project will add to the region, and what advantages the various target groups – citizens, politicians, businesses and the media – will derive from it. How many jobs will be created? What opportunities will arise for the municipality as a result of trade tax revenue?
We develop specific topics for each target group so that we can influence the debate with our positive arguments. We don’t just communicate our own message; we also use third parties to speak on our behalf. These advocates help us demonstrate to the silent majority that our opponents are wrong.
Genuine dialogue means listening and finding compromises
Once our communication campaign has been launched, it is important to address any concerns or fears that local people may have. The plans must be presented and explained transparently. How much land will be sealed off? What traffic load can be expected? How and where will the land use be compensated for? Common prejudices, such as those surrounding the supposedly poor working conditions and inadequate pay in the logistics industry, must also be addressed openly and honestly.
It is important to take public concerns and suggestions seriously, and to work together to find solutions. Constructive suggestions and justified criticism can help further develop the project and foster acceptance. Open dialogue on an equal footing fosters understanding and trust, forming the basis for successful collaboration.
Right timing and perseverance
Ultimately, the right timing is also crucial for success. Public dialogue must begin early enough to prevent a negative attitude from taking hold and ultimately undermining local support. Once you have got off to a good start, it is important to maintain momentum: dialogue opportunities and regular updates should be offered continuously throughout the project. On-site meetings also enable you to engage with people on an equal footing and maintain visibility.
Conclusion:
Effective and professional communication is key to ensuring transparency and trust on site. With the right strategy and a genuine willingness to engage in dialogue, logistics projects can be implemented more quickly, saving costs in the process.
